What should you know before you start on your purchasing journey.

1 Be realistic on what you want, a finca in the countryside with 10 acres cannot be purchased on a shoestring.
2 If you want a property within the next 12 months, you may wish to look at resale properties first as new properties are sold off plan usually well in advance on the build.
3 If you do not want to pay up to 50% in advance for your property then a resale is best for you.
4 If you want a Euro mortgage of more than 50% of the value of the property then a resale property is best for you.
5 If you are happy to wait up to 2 years for completion but want to benefit from buying off plan, then a new property is best for you.
6 Be clear about WHY you want to buy in Spain. If it is for night life or restaurants then being inland will not be right for you.
7 Have a "wish list" that we can work to before we your viewing trip is arranged, such as, how many bedrooms, what type of property, what facilities do you want, how far from the beach or marina or shops etc, etc.
8 When you go out to purchase we will advise you on the amount of money you need to put down as a deposit. It is no good coming back home to decide because properties are snapped up and it will mean another journey to Spain to complete the legal paperwork.
9 Let us know if you have special requirements, for example are a wheelchair user, or are partially sighted. We will ensure that your viewing trip is driven by WHAT you want to see.
10 Please give us the bigger picture. If you are planning to use other agents as well, that is fine but we need to know as we may use the same networks and this could result in you seeing the same property twice.
11 Remember that the price of properties is in Euros and that you should add a further 10% on the actual price for Spanish VAT, Solicitors and related property purchasing costs. Also furniture may or may not be included in the costs so allow extra if it is not. (A small furniture pack with basic essentials for a 2 bed apartment is about 2500 Euros).
12 Then leave it up to us to do our research and find the best properties for you to view. Your viewing trip can be tailored to other priorities in your life such as hobbies, sports and a general holiday but let us know in advance your plans.
